Within the City of College Station are areas known as floodplains.  These are regulatory boundaries established to preserve the flood carrying capacity of our creeks, channels and rivers.<br />
Floodplains are established by engineering analysis and are reviewed, approved and mapped by the Federal Emergency Management agency (FEMA).  These maps are available for review at the City&#8217;s Development Services Department, or by following the applicable link below to the FEMA web site.<br />
Because the protection of floodplains are crucial in managing the dangers associated with flooding, regulations are in place that strictly limit allowable activities in flood prone areas.  These are included in the Code of Ordinance Chapter 13, Flood Hazard Protection, which can be viewed via the link below.  <br />
Questions about floodplains, the City&#8217;s Flood Protection Ordinance, or ongoing construction may be referred to the Floodplain Administrator.</p>

			<content:encoded><![CDATA[<p>Moody&#8217;s recently   reported that the CPPI, which measures repeat sales of the same properties over time, increased by 2.5 percent over August levels but is still down 7.9 percent from last year.<br />
It may seem odd that a sales index like the CPPI would post a gain but you need to take into consideration that many of these sales are from contracts that were entered into during the summer before the current market collapse. <br />
In addition office prices posted a one percent decline from the third quarter but apartment prices rose 2.3 percent. <br />
On the year apartment prices are down 7.2 percent, industrial 10.1 percent, office 8.3 percent and retail 9.9 percent.</p>
